Fox Commons Earns 2026 TOBY Renovated Building Award

Boldt, in partnership with Dark Horse Development, is proud to announce that Fox Commons in downtown Appleton has been awarded the 2026 TOBY Award in the Renovated Building category by BOMA Wisconsin. The TOBY Awards are among the commercial real estate industry’s highest honors, celebrating excellence in building management, operations, and redevelopment.

This distinction reflects the extraordinary transformation of Fox Commons from an underutilized retail property into a thriving mixed-use destination that connects people, services, and opportunities in the heart of downtown Appleton.

Located at 10 E. College Avenue, Fox Commons was reimagined through a $50 million redevelopment effort that helped redefine a key downtown landmark. Today, the approximately 180,000-square-foot building brings together Lawrence University, Mosaic Family Health, Prevea Health, and other community-centered organizations, fostering collaboration among students, healthcare providers, entrepreneurs, and residents.

The project included extensive building improvements, including a new roof system and skylights, modernized HVAC and electrical infrastructure, new fire and life-safety systems, elevator upgrades, building envelope improvements, renovated common areas, and the creation of new amenity spaces. These improvements transformed the former mall environment into a modern, flexible mixed-use facility while maintaining occupancy throughout redevelopment.

Beyond the physical transformation, Fox Commons has made a lasting impact on the broader community. The redevelopment created new student housing opportunities, expanded healthcare access, activated downtown through public art and events, supported local entrepreneurs, and established a year-round gathering space through its central atrium and community programming. Fox Commons was also recognized by Appleton Downtown Inc. with its Mike Pfefferle Dreamers & Doers Award for its transformative impact on the downtown district.

Winning the TOBY Renovated Building Award reinforces Fox Commons’ role as a catalyst for economic development and community connection in downtown Appleton. The project stands as a testament to the power of thoughtful redevelopment and the value that strategic investments can bring to communities.
