Boldt has partnered with CommonSpirit Health (formerly Centura Health) on several projects in the Colorado market, a relationship that in large part is founded on Boldt’s aggressive cost of capital and partnership approach to development. This includes development of the new St. Francis Medical Center’s (SFMC) St. Peregrine Pavilion – a 75,000 SF medical office building. Boldt is the owner and development partner in the project.
Originally engaged to develop only the medical office building, a state-of-the-art cancer center was added to the project after the medical office building was already underway. By utilizing Boldt’s aggressive cost of capital and ability to amend the existing planned urban development (PUD), CommonSpirit Health was able to add the cancer center program into the medical office building through a cancer center annex, and bring the cancer center program online 12 – 18 months faster than otherwise would have been possible.
Boldt’s aggressive cost of capital, along with the flexibility to provide tenant and physician ownership, will allow Baptist and the third-party tenants the opportunity to participate in the upside value of the MOB, with limited downside risk.
