Flexible Financing

Predetermined Purchase Price

If future ownership is a possibility but not yet a certainty, Boldt’s Pre-Determined Purchase structure offers valuable flexibility. This structure allows you to lock in the purchase price—typically 110%–120% of the initial project budget—while keeping your long-term options open.

At the end of the lease term, you have the ability to purchase the building at the pre-determined price, renew the lease, or exit the facility and break the lease at no cost.

Key benefits include:

  • Up to 40% lower rental rates
  • Potential property tax exemption if the facility is used for not-for-profit purposes
  • Off-balance-sheet treatment as an operating lease under FASB Topic 842
  • No capital required from you — Boldt provides 100% of development and construction funding

Boldt would enter into lease agreements directly with Novant Health delivering turnkey development with full capital backing and future flexibility.
