110,000 SF facility will expand access to coordinated specialty care for patients across Los Angeles and Orange counties

Boldt Real Estate and The Boldt Company, in partnership with PIH Health, have broken ground on a new 110,000-square-foot multi-specialty medical office building (MOB) on the PIH Health Whittier Hospital campus. The project marks a major step forward in expanding access to high-quality, coordinated care close to home for patients across Los Angeles and Orange counties.

Located on the existing Whittier hospital campus, the new MOB will bring a broad range of outpatient services together under one roof, making it easier for patients to see multiple specialists, receive diagnostics and lab work, and access treatment without leaving the campus.

Systemwide planning to meet 30-year community needs

To align the project with PIH Health’s long-term strategy, PIH Health and Boldt undertook a systemwide master planning initiative. Over a three-month period, they conducted a thorough review of PIH Health’s inpatient and outpatient service lines. This assessment compared these service lines against 30-year market projections for the greater Los Angeles area.

This work helped PIH Health:

  • Identify growing and shifting demand across service lines
  • Re-align services and locations within its broader market
  • Determine which specialties and programs should be consolidated, expanded or newly introduced on the Whittier campus

The new multi-specialty MOB is a key outcome of that planning effort and is designed to complement PIH Health’s existing network of hospitals and outpatient sites across the region.

Comprehensive specialty care under one roof

The new MOB is slated to house a wide range of in demand outpatient specialties in the Whittier and surrounding markets, including:

  • Ambulatory Surgery Center (ASC)
  • Eye Clinic
  • Ear, Nose and Throat (ENT) Clinic
  • Neurosurgery Clinic
  • Vascular Surgery Clinic
  • General Surgery Clinic
  • Infusion Clinic with Lab
  • Hematology & Oncology Services
  • Urology Clinic

By co-locating these services on the campus, patients will be able to access consults, procedures, infusions, follow-up visits and lab work in fewer trips, with improved coordination between care teams.

The project is expected to deliver meaningful benefits to Whittier and the surrounding communities, including:

  • Expanded access to specialty care. Patients who previously had to travel further or visit multiple campuses for specialty services will now have more options close to home on the Whittier campus.
  • Improved care coordination and outcomes. With multiple specialists, diagnostics and infusion services in one location, care teams can collaborate more easily, leading to more streamlined treatment plans and follow-up.
  • Reduced strain on hospital resources. By shifting more outpatient procedures and visits into a purpose-built MOB, PIH Health can better preserve inpatient capacity for the most acute cases.
  • Investment in the Whittier campus and neighborhood. The modern facility will reinforce the hospital campus as a hub for health services, create more jobs within the community, and draw in more patients, providers and related investment to the area over time.
Construction and next steps

Site work is underway on the Whittier Hospital campus, with vertical construction to follow. The project team will work closely with PIH Health and campus stakeholders throughout construction to maintain safe, uninterrupted operations for patients, visitors and staff.
