The University Hospitals (formerly Lake Health) Brunner Sanden Deitrick Wellness Center was developed to meet the need for preventative, consumer-oriented healthcare in Lake County. This 86,000 SF facility features medical fitness amenities, including a competition lap pool, leisure pool, therapy pool, whirlpool, urgent care, physical therapy, cardiac rehab, sports medicine, cardiology, imaging, lab services and a pharmacy.
Boldt expertly navigated a complex rezoning and site plan approval process, which required voter approval. The project was further complicated by the desire to develop the facility next to Mentor High School, on land owned by the school district and the City of Mentor. Boldt facilitated a public-private partnership with the school district, the City of Mentor, and the Lake County Port Authority, enabling the project to proceed.
This strategic location allows for collaboration between the school district and University Hospitals, including expanding the Cardinal Clinic, providing an aquatics center for the swim team, and offering student internships. Boldt delivered the facility turn-key while maintaining a market rental rate for University Hospitals. Their innovative use of capital markets reduced project costs and ensured an off-balance sheet lease for the client.
